We have provided Contract Dispute and Delay Analysis Services on approximately 200 projects including: hospitals, prisons, jails, water treatment plants, airports, roadways (ground and elevated), bridges, high rise commercial, high rise/low rise residential, industrial, military facilities, schools, shopping centers, multi and single family projects.
While each project was uniquely different, the loss of time and productivity was similar. PBC used the initial project documents (drawings, specifications, contracts) to determine baseline parameters for entitlement. To determine damages resulting from others, PBC would analyze all documents created during the project (submittals, change orders, requests for information/clarification, schedules, billings and correspondence relative to an impact or delay event).
After analyzing all project data, PBC prepared a claim document which included narratives of each major delaying issue and back-up documentation. PBC also prepared a critical path schedule analysis. The schedule included work activities on a time scale with actual work days and delays plotted along with activity logic relationships. PBC would complete its analysis by removing delays and adjusting the logic to determine the delay period.
